Floor Plans

ADU floor plans from 300 to 1,200 sq ft — studio, one-bedroom, and two-bedroom layouts optimized for livability and lot fit.

An ADU floor plan that looks great on paper can fail the moment it has to fit a real lot, meet local setbacks, and accommodate a stair, mechanical chase, or kitchen wet wall. Our floor-plan guides start from the constraints homeowners actually have — small backyards, narrow side yards, garage footprints, and tight setbacks — and show layouts that have proven livable in real builds. We organize plans by size band (300, 400, 500, 600, 800, and 1,200 sq ft) and by use case (rental income, aging parents, home office, multigenerational living), with notes on which plans work for detached new builds vs garage conversions vs prefab. Each layout includes the trade-offs: where bedrooms borrow square footage from kitchens, where stairs eat into living space, and where windows have to land for code compliance and natural light.
