About The Dwelling Index

The Dwelling Index is an independent ADU research publication for homeowners exploring accessory dwelling units.

We publish in-depth guides on ADU costs, regulations, financing options, prefab companies, floor plans, and project-planning decisions. Our goal is to help homeowners understand how ADU projects work in the real world by relying on primary sources, published data, and clear editorial standards instead of sales-driven claims.

Our Mission

ADU decisions involve significant money, complex regulations, and real risk. Much of the information available online is produced by companies selling a product or service.

Our mission is to give homeowners an independent, data-driven resource they can trust — one that explains how things actually work, what to verify before acting, and where the biggest tradeoffs and risks tend to appear.

What We Publish

The Dwelling Index publishes research and guides across five core areas:

ADU Costs & Budgeting

Cost-per-square-foot analysis, all-in budget breakdowns, hidden-cost planning, and cost drivers by ADU type, size, and market.

ADU Laws, Zoning & Permitting

State legislation tracking, municipal zoning analysis, permit-process research, and practical summaries of size, setback, occupancy, and compliance issues.

ADU Financing

Educational guides covering HELOCs, cash-out refinances, construction loans, renovation loans, and other financing paths homeowners may consider when evaluating an ADU project.

Prefab & Company Research

Comparisons of prefab and modular ADU companies, pricing research, service-area verification where possible, and analysis of tradeoffs between factory-built and site-built approaches.

Project Planning Guides

Homeowner-focused resources on floor plans, timelines, rental-income considerations, contractor selection, and planning decisions that come before construction begins.

What We Do Not Do

The Dwelling Index is not a lender, mortgage broker, financial advisor, law firm, tax advisor, architect, general contractor, or builder.

We do not originate loans, provide legal or tax advice, issue permits, prepare stamped plans, or perform construction work. Our content is educational and informational only and should not be treated as a substitute for qualified professional advice.

How Our Content Is Produced

Content on The Dwelling Index is produced under the Dwelling Index Editorial Team and follows our published research methodology and editorial standards.

Our work begins with primary sources whenever possible, including legislation, municipal planning materials, agency guidance, government data, and official company disclosures. We use secondary sources for context, not as a substitute for source documentation.

Where appropriate, pages include source citations, update dates, and notes about estimates, assumptions, or uncertainty. When a page covers a topic that may materially affect a reader's finances or compliance decisions, we may apply additional editorial review or expert review, which is identified on the page when applicable.

How We Make Money

The Dwelling Index is reader-supported.

When readers use some of our links to request financing information, compare options, or request pricing from a company, we may earn a referral commission at no extra cost to the reader. This revenue supports our research and publishing operations.

Affiliate relationships do not determine what we cover, how we rank companies, or what conclusions we reach. No company can pay to be included in editorial coverage, ranked higher in a guide, or excluded from a comparison. For more detail, see our Affiliate Disclosure.

Why Readers Use The Dwelling Index

Independent

We are not a contractor, lender, broker, or builder, and we do not publish marketing copy disguised as research.

Data-Driven

Our guides are built from project data, public records, agency materials, company disclosures, and source-linked research wherever possible.

Rigorously Sourced

We prioritize primary sources, cite claims throughout our guides, and update pages when laws, pricing, or market conditions materially change.

Homeowner-First

Our content is written for homeowners making real decisions. We aim for plain language, practical guidance, and clear explanations of tradeoffs, limitations, and next steps.
